I'm Saleh Ihmoud, a REALTOR® licensed in Missouri and Illinois, and I write every guide on this site. I work with buyers and sellers across the St. Louis metro and the Illinois Metro East.
Who I am
I am licensed in both Missouri and Illinois, which is less common than it sounds. Most St. Louis agents work one side of the river. That means I can help on the Missouri side, in the Illinois Metro East, and in the situation that comes up more often than people expect: someone weighing the two, where the taxes, the disclosure rules and the closing process are genuinely different and almost nobody explains the difference.

Why this site exists
Most people making the biggest financial decision of their life are handed a sales pitch and a stack of paperwork nobody explains. I think that is backwards. So this site is not a brochure. It is the explanation I would want if I were on the other side of the table: what actually happens, in what order, what it costs, which deadlines are real, and where the fine print quietly matters. Every guide cites its sources, links to the statute or the agency where the rule actually lives, and gets reviewed before it publishes. If I do not know something, the guide says so. You should be able to read this site, decide you do not need me, and still be better off. That is the standard.
What shaped how I work
I grew up around small business. My father ran furniture stores, and I was around it from the time I was a kid. What I took from it was not a sales lesson. It was watching how much damage gets done when people make important decisions without anyone honest explaining them, and how much of that damage is preventable with a clear conversation and something in writing. That is the whole reason this site reads the way it does.
How I work with people
Four things I hold to. Education before selling: the process, the tradeoffs and the fine print in plain English, before there is any talk of an offer. Protection before promotion: if something is a bad move for you, I will say so, even when staying quiet would be easier. Structure and clarity: written summaries, documented decisions, and clear next steps, so you always know where things stand and why. And no pressure, ever: you set the pace, and I would rather earn a client for life than push someone into a decision they are not ready for.
